31 May 2019 1 PURPOSE This Civil Engineering Report has been prepared as part of the Development Application for the proposed Medical Centre on land located at Hofmann Drive Noosaville. 2 INTRODUCTION 2.1 Project Description The medical centre will be constructed on currently vacant land and will consist of a free standing building with open space fronting Hofmann Drive and an on-grade carpark to the rear of the lot. The building will also have basement car parking and the associated service areas. Access to the site will be via a combined access easement in favour of the neighbouring properties which provides access to Hofmann Drive and Rene Street. The proposed Plan of Development is depicted on the architectural plans prepared by Thomson Adsett Architects attached in Appendix 1, with excerpt below. 3 SITE CHARACTERISTICS
3.1 Site location
The site is located at 36 - 40 Hofmann Drive Noosaville and is formally described as Lot 6 & 7 on
SP264847.
The site is bounded by Hofmann Drive to the East, open development land to the North, and
Industrial/Commercial developments to the South and West.

3.2 Topography and Existing Site Drainage
The site is clear of vegetation and can be described as vacant grassland.
A concrete access driveway within an easement runs from Hofmann Drive through the developed lots to
the South and connects back to Rene Street.
The driveway is considered the sites access point.
The site generally slopes from the North Western corner of the site towards the Eastern corner of the
site and the intersection of Hofmann Drive and Rene Street.
Stormwater runoff from the existing site sheet flows across to stormwater pits constructed as part of
the Masterplan subdivision.
A copy of a survey plan for the site prepared by Downes Group is attached in Appendix 2.
4 SITE DATA
Site data has been obtained from the following sources of information:

5 STORMWATER
The stormwater related aspects of the proposed development are detailed in the Stormwater
Management Plan prepared under separate cover.
6 EROSION AND SEDIMENT CONTROL
All erosion and sediment control devices will be designed and implemented in accordance IECA
guidelines and best practice engineering principles. Further detail on Erosion and Sediment Control
techniques and measures is contained within the Stormwater Management Plan prepared under
separate cover.
7 WATER SUPPLY
Inspection of the water network from the survey shows the following services:
An existing reticulation water main running along Hofmann Drive in the Western verge
It is proposed to provide a new connection off the existing water main located in Hofmann Drive to the
proposed water meter location. The size of the proposed water service and exact location will be
determined in consultation with the hydraulic consultant and Unity Water during the detailed design
stage of the development.
The existing and proposed water infrastructure in the vicinity of the site is shown on MPN Plan 7700-
DA.02 attached in Appendix 3.
8 SEWER
Inspection of the sewer network from survey shows the following:
existing sewer connections to the proposed development;
The existing sewer connections run through an easement through the lots to the South and along the
driveway to the proposed development site.
This sewer will be the site’s discharge location.
The proposed sewer is shown on MPN Plan 7700-DA.02 attached in Appendix 3.
9 ROADWORKS
A new left turn lane off Hofmann Drive will be constructed for the proposed development as shown on
the traffic functional layout within the Traffic Engineers report. The footpath will be realigned to
accommodate the road widening and connection into the site.
The property boundary will be realigned to accommodate the proposed road widening and footpath
realignment as shown on 7700 DA04 in Appendix 3.

Section 11
31 May 2019 The changes to Hoffman Drive have been addressed from a traffic perspective in the Traffic Impact Assessment lodged under separate cover. All external roadworks will be designed in accordance with Noosa Council and Austroads requirements. The site’s access will be off the existing driveway within the easement for site access for staff, visitors and service vehicles. A drop off bay will be constructed adjoining the existing driveway. Minor works to the existing internal roadway will be required as a result of the development. The roadway changes have been address in a Traffic Impact Assessment under separate cover. The proposed internal on-grade and basement car parking layouts are depicted on the architectural plans prepared by Thomson Adsett Architects attached in Appendix 1. All loading bays and car parks will be constructed in accordance with the relevant Noosa Shire Council and Australian Standards. 10 EARTHWORKS A preliminary levels plan showing the proposed site levels for the on grade car park and building pad is shown on MPN Plan 7662-DA03 attached in Appendix 3. Earthworks will also be undertaken on site for the construction of the basement car parking. Any shoring design for the proposed basement will be undertaken at the detail design stage of the development. The shoring will be designed and RPEQ certified to ensure that the neighbouring buildings are supported during both the construction phase and the operational phase. All shoring will be fully contained within the development site. An Acid Sulfate Soils investigation has been completed for the site and is lodged under separate cover. The investigation noted that the high level soils are naturally slightly acidic with the underlying sandy clays likely to be actual acid sulfate soils. The report provides a treatment requirement and methodology which will be adhered to during the construction process. The design and construction of earthworks will be in accordance with the recommendations of a geotechnical report along with AS 3798 – Guidelines on Earthworks for Commercial and Residential Developments. Any excavated material not suitable for fill will be removed from the site and disposed of appropriately in an approved landfill. 11 ELECTRICITY AND TELECOMMUNICATIONS The proposed development will be serviced for electricity and telecommunications services from the existing underground and overhead infrastructure. The electrical and telecommunications services will be extended into the site to provide the required level of service. All works will be undertaken in accordance with the relevant authority’s requirements. The existing Energex and NBN infrastructure in the vicinity of the site is shown on the Energex and NBN DBYD Plans attached in Appendix 4. 12 GAS There is no existing gas infrastructure in the vicinity of the site. 13 CODES
The following Noosa Shire Council Planning Codes have been addressed as part of this development.
These code responses are attached in Appendix 5.
Earthworks;
Roads and Drainage;
Erosion and Sediment Control; and
Water Sensitive Design.
14 CONCLUSION
This Civil Engineering Report demonstrates that under the proposed plans the site will be adequately
serviced for water and sewer from the proposed connections to the infrastructure mains and electricity
and telecommunications will be provided to the site with connections undertaken in accordance with
the requirements of the relevant authorities.
Roadworks completed on site and on Hoffman Drive will be undertaken in accordance with the relevant
Noosa Shire Council and Australian Standards.
All earthworks undertaken on site will be compliant with all relevant Australian Standards to minimise
environmental impacts. The earthworks will also ensure compliance with the findings of the Acid Sulfate
Soils investigation.
The proposed shoring will be designed to support the neighbouring properties during both the
construction and operational periods.

IMPORTANT NOTES
e This plan has been prepared for Ribarja Property
from a combination of field survey and existing
records for the purpose of assisting design of new
development within the subject land, and should
not be used for any other purpose.
e — This plan is not an identification plan and boundaries
have not been marked. The subject property
boundaries as shown on the plan face have been
plotted from deed dimensions of plan $P264847 and
minimal cadastral survey connections. They are
subject to cadastral survey.
e = In particular, no reliance should be placed on the
information provided on this plan for any financial
dealings involving the land. Contour Information as
shown has been derived from detail survey.
e Above ground services have been plotted from
visible surface markers observed by the surveyor at
the time of survey and using records obtained from
the relevant authorities with the exception of Telstra.
These Telstra records can be obtained for
approximately $330 should you require them. Prior to
any demolition, excavation, or construction within
the site, the relevant authorities should be
contacted for possible location of additional
underground services and detailed locations of all
services.
For further details please refer to digital files.
These notes are an integral part of the subject plan.
