a. earthworks (extent of cut/fill, spot levels, details of existing/proposed retaining
structures, etc.); and
b. frontage works (grades, levels, finishes of existing/proposed infrastructure).
Issue – Condition 15
The supporting information details that Condition 15 is not affected as a result of the proposed
works as there was a surplus of car parking spaces provided on the site at the time of
construction.
Information Required
3. Provide relevant plans to suitably demonstrate the development complies with condition
15 i.e., show the development’s car parking plan and the location of the spaces provided
in surplus at the of construction.
Issue – Privately Owned Assets in the Road Reserve
Council typically does not support privately owned assets in the road reserve. Council
recognises that an opportunity exists to limit the amount of private infrastructure in the road
reserve.
Information Required
4. Provide amended plans that limit the amount of privately owned assets from the road
reserve (i.e., relocate the proposed ramp towards/within the subject site and
retain/propose vegetation within the road reserve).
Issue – Requirement of the Proposed Stairs
In conjunction with Issue 2, it is questioned whether there is a need for both the pedestrian
ramp and stairs, as it is large impervious area within the front setback adjacent to residential
premises.
Information Required
5. Provide justification for the proposed staircase and whether this is a legislative
requirement in addition to the ramp.
