3.0 SITE DESCRIPTION

The subject site is situated at Eumundi Noosa Road, Noosaville and is described as Lot 30 on
SP170751.

The site comprises an area of 5019m2 and is currently vacant. The site has road frontages to
Eumundi Noosa Road and Walter Hay Drive, with an existing vehicular access from Eumundi
Noosa Road. The site is largely cleared with the exception of some vegetation along the site
frontages.

A copy of the site’s Contour and Detail Survey, prepared by Skyline Surveyors, is attached. The site
is gently sloping with elevations ranging from approximately 9m to 12.6m AHD.

Adjoining the site to the east is the existing Good Shepherd Lutheran College campus, with an
Energex substation to the north-east.
