BAR figure 4.9 Austroads Part 4A.pdf
Russell,
Item 2, 3 & 5 - As outlined in the Engineering report prepared by Tod Consulting the
traffic volumes only warrant the upgrade to a BAR turning treatment. Whilst this may be
the minimum standard it is also the appropriate standard for the number of vehicles
turning into the property during the peak hour. As noted in the report the traffic
generation is spilt between staff and clients and importantly it should be noted that
these traffic movements occur at different times. As such the peak hour turning volume
is expected to be 6 vehicles at full operation. Based on figure 4.9 in Austroads Part 4A
the appropriate treatment is clearly a BAR. Recent discussions with Main Roads staff
have confirmed that they will draft conditions approving this treatment and the use of a
second driveway for exit only use. We therefore disagree that higher standard is
necessary.
It is agreed that the accesses should be designed and constructed in accordance with
IPWEAQ standard drawing SEQ-R-56 which includes a bitumen seal from the road
edge to the property boundary. It is proposed to have unsealed pavements within the
site for parking and circulating as per the master plan. Given the low volumes of traffic
involved this is considered appropriate for the proposed use.
As noted above TMR have advised that they will issue their approval and conditions
shortly and this will include agreement to the BAR treatment, second driveway for exit
only use and that driveways are to be sealed to the property boundary. We will forward
a copy of this approval in due course.
Thanks and Regards
