Ecological Assessment – Attunga Heights
1 INTRODUCTION
1.1 Background
JWA Pty Ltd have been engaged by David and Carol Neate to complete an Ecological
Assessment for land at 27 Attunga Heights, Noosa Hill, Sunshine Coast.
The assessment has involved the following:
determining the suite of Commonwealth and State listed threatened and
regionally or locally significant flora and fauna species that occur in the locality
from literature and database records;
ground truthing vegetation communities and determining their conservation status
in accordance with the Queensland Department of Natural Resources and Mines
(DNRM) Regional Ecosystem Framework (Vegetation Management Act [VMA,
1999]);
assessing the likelihood of occurrence of threatened flora and fauna species on
the subject site;
searching for and recording threatened and regionally or locally significant flora
and fauna species;
assessing habitat provided by the site in the context of the surrounding area;
assessing the corridor values of the site at a local and regional scale;
assessing the potential impacts of the proposed development and determining
appropriate mitigation measures;
addressing statutory requirements regarding impacts to flora and fauna; and
addressing relevant development assessment codes and policies.
1.2 The Subject Site
The site is located at 27 Attunga Heights, Noosa Hill, and is formally described as Lot 27
on RP89506 (FIGURE 1). The site is approximately 1.805 ha in area. An aerial photograph
of the site is shown in FIGURE 2.
Adjacent to the eastern boundary is Viridian Noosa Resort and Apartments. To the west is
existing residential and resort development on Edgar Bennett Avenue and Picture Point
Crescent. A small creek is present on the eastern boundary at the base of a steep
Quaternary dune, which dominates the majority of the site. Exotic weed species
dominate the vegetation understorey and several areas of unvegetated, eroding sand are
quite visible, indicating a considerable level of degradation on the site.
1.3 Planning Context
The subject site is located within the Sunshine Coast Regional Council Local Government
Area (LGA). The site is subject to The Noosa Plan (2006). On the Noosa Plan (2006) zoning
map, the site contains areas mapped as Open Space Conservation, Attached Housing and
