You are advised that:
This Further Advice letter is the final advice Council Officers will be asking for the proposal to comply with the Noosa Plan. If not addressed adequately through this process, the proposal may not be supported.
Issue – Plans
It was identified at the time of lodgement that further plans were to be provided to assist with the assessment of the application. Plans such as elevations, section drawings will assist in assessing the impacts of the setback to the side boundary and neighbouring properties.
An assessment against Performance Outcome/Acceptable Outcome 12 of the Medium Density Residential Zone Code has not been undertaken.
Advice Required
Provide detailed plans of the fencing and wall colours and finishes in support of PO/AO12 of the Medium Density Residential Zone Code.
Issue – Swimming pool
It is unclear whether the Swimming pool is intended to be a communal facility or otherwise.
Advice Required
Confirm whether the pool is for private use by the occupants of Unit 1 or is a common facility.
Should the pool be for communal use, demonstrate compliance against Performance Outcome 21 of the Medium Density Residential Zone Code.
Issue – Siting of mechanical equipment
An assessment against AO21.2 of the Medium Density Residential Zone Code has not been carried out. It is unclear where the mechanical plant associated with the swimming pool is located.
Advice Required
Demonstrate compliance with Performance Outcome/Acceptable Outcome 21.2 of the Code.
Confirm the location of the mechanical plant associated with the pool and respective setback to adjoining property boundaries.
Mechanical plant includes generators, motors, compressors and pumps such as air-conditioning or pool equipment.
