                                          Figure 6 Landscape Plan Excerpt
The landscaping design attempts to further emphasise the break up of the built form to ensure the site’s
vegetation prevails over proposed buildings, akin to a rural setting.
Landscape concept plans are included at Appendix E.

4.7 Car parking
Car parking provision is proposed substantially in compliance with City Plan 2014 rates, as follows.

Table 11: Car Parking Statistics

The development proposes a total of 53 car spaces, including dedicated disabled parking and emergency
vehicle spaces. Therefore, the proposal complies with the requirements specified in the planning scheme.

4.8 Access, egress, and parking
The site provides three access points (See Figure 7 below) with the primary access located off Elm Street,
and two secondary access points located off Rose Gum Road. A Site Access Advice letter (Appendix F) has
been prepared by Pekol Traffic & Transport which confirms the suitability of the proposed access from Elm
Street considering it is a State-controlled road with an 80 km/h speed limit.
The development will be appropriately signed along access roads to ensure the site’s access points are
easily identifiable. A perimeter road design as well as additional internal roads ensures all parts of the
proposed development are accessible.
