REPORT

4.11 Flood immunity
The Stormwater Management Report prepared by Bligh Tanner confirms that the site is not affected by
flooding from any source. However, there are several overland flow paths which run through the site which
will be sufficiently managed through the placement of buildings and maintaining the existing flow path.
The Stormwater Management Report is included at Appendix G.

4.12 Bushfire
A Bushfire Management Report has been prepared by S5 Environmental, which provides an assessment of
the vegetation communities on-site and associated severity of bushfire hazard. The report confirms that the
site has a predominately low bushfire hazard rating. Furthermore, the proposed development is deemed
acceptable as it has adequate road access for firefighting and other emergency vehicles, buildings utilise
non-flammable building materials, and the proposed development is located in the lowest-hazard area of the
allotment.
The Bushfire Management Report prepared by S5 Environmental is included at Appendix I.

4.13 Ecological Assessment
An ecological assessment of the site was conducted by S5 Environmental to provide an informed
assessment of the environmental and ecological values that are present or likely to be present on the site.
Following the assessment, it was evident that the site contains paddocks with a scattered native canopy,
Woodland, Open Forest and regrowth areas, three site dams and a high level tributary of Six Mile Creek.
Overall, the site had moderate-high ecological value.
The ecological survey completed as part of the assessment concluded that no Protected Plants were in the
clearing impact or buffer area. S5 Environmental are of the opinion that the layout of the proposed
development is ecologically sensitive, consolidating infrastructure within the northern extent of the site in
order to minimise environmental impacts.
