Dear Sir Re : Application No MCU10/2083

We strongly object to the above numbered application to rezone from
Residential to Commercial Use the Nursery Site at 37 Gibson Road, Noosaville.

There is no local need for convenience retail facilities in this area. We are well
supplied with bakeries (Thomas Street and Noosa Village) and fast food outlets
(Noosa Village, Thomas Street and Gympie Terrace). There is a bank at Noosa
Village and a convenience store in Gympie Terrace.

Furthermore, any 24 hour facility is likely to attract custom from other areas with the
accompanying noise and car hooning. There are problems enough at present with late
night noise and hooning. The proposed development site is very close to existing
residential property which would be affected by increased traffic activity including
deliveries by large trucks, cooking smells, extra lighting and commercial rubbish
collection.

In the vicinity, there are a number of empty premises, both office and shops - surely
there is no need for more.

The proposed access from Skipper Place will mean extra traffic in what is already a
narrow residential road. The residents of Skipper Place would be seriously
inconvenienced by any such development. The exit from Skipper Place into Gibson
Road is dangerous enough without any extra traffic.

Any decision to rezone from residential to Commercial Use should only be
undertaken under exceptional circumstances where there is a clear LOCAL
need. This is not the case in this application.
