The applicant provides the following response to Councils request: Item 1: Provide amended plans that comply with a maximum 40% site cover. This is calculated at a birds eye view – not per level. Applicant’s Response to Item 1: Please refer to Attachment A which provides a plan of site cover calculations for the site. The plan details the area of the site covered by the building in accordance with the Noosa Plan definition of site cover. site cover of development, means the portion of the site, expressed as a percentage, that will be covered by a building or structure, measured to its outermost projection, after the development is carried out, other than a building or structure, or part of a building or structure, that is— a) in a landscaped or open space area, including, for example a gazebo or shade structure or; b) a basement that is completely below ground level and used for car parking; or c) the eaves of a building; or d) a sun shade. In accordance with the Noosa Plan, site cover is not to exceed 40% which equates to a total of 787.2m2. The project designer has reviewed the plans and excluded eaves from the calculations in accordance with the site cover definition and confirms that the building covers 768.57m2 which equates to a site cover of 39%. Item 2: Provide amended plans that comply with the minimum landscaping requirements in Noosa Plan. Applicant’s Response to Item 2: Please refer to Attachment B which provides revised landscape plans for the site and includse increased soft landscaping along the northern boundary and at the rear of the site due to the removal of the additional caparking space.
