Dear Sir/Madam
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	MCU17/0560
Street Address:	23 Venture Dr Noosaville Qld 4566
Real Property Description:	Lot 10 SP 216079
Planning Scheme:	The Noosa Plan (3 July 2017)
INFORMATION REQUIRED
The information requested is set out below:
Upper level storage areas
Issue
The proposed site plan details stairs leading to areas defined as ‘storage area’ for the units which do not contain an ancillary dwelling unit. No floor plan has been provided for these areas and they have not been included in the calculation of use area.
Information Required
Amended upper level floor plan which includes details of the upper level storage areas.
Re-calculation of the use area to include the upper level storage areas and an amended assessment of the car parking and bicycle parking requirements.
Landscaping
Issue
The plans detail a ‘grass egg loading bay’ which has been included in the calculation of landscaping area. Due to the nature of the use of this area including access by heavy vehicles it is unsuitable for the area to be included as landscaping.

Information Required
Re-assessment of the landscaping area, ensuring that at least 15% of the site is landscaped.
Waste Management
Issue
Not enough details have been provided regarding waste management and waste collection for the developed site.
Information Required
Provide the following:
A general waste management plan for the site clearly indicating the required number, types of bins and their allocated storage area.
Information regarding any requirement for Refuse trucks to collect waste from the individual units within the site, the frequency of the service and the type of truck and its manoeuvring within the site.
Engineering
Issue
It is unclear how the surface stormwater in the parking area is collected and disposed of. Drg 27296-SW1 indicates that the surface level of Gully Inlet Pit: GP2 (at SL 7.45m) is higher than the surrounding area.
Information Required:
Please review the stormwater drainage plans, amend where necessary and provide a cross section/s to clarify the finished levels arrangement and grades.
Issue
There are concerns regarding the location of the proposed loading bay, its size and its turning area. The proximity of the loading bay to the access point to Venture Drive will potentially create traffic conflict with, and obstruction to, vehicles entering the site.
Information Required:
Provide/address the following:
Revision of the design to provide a more central location for the loading bay that minimises the potential of traffic conflict with other vehicles, particularly vehicles entering the site.
Information regarding the size of service vehicle utilising the proposed loading bay and showing on plan the turning paths for the vehicle entering and exiting the loading bay.
The design must aim at allowing all vehicles frequenting the site to enter and leave the site in forward gear.
Issue
Parking area details and line marking plan/s are required.
Information Required:
Provide:
Line marking plan including all required signage, all relevant dimensions for parking spaces and disabled parking space/s in compliance with the current standards.
A turning space appropriately located toward the rear end of the parking area to allow vehicle to turn and leave site in forward gear when all parking spaces are occupied.
