Dear Sir,
Re: Information Request
At: 27 Bottlebrush Ave, Noosa Heads, QLD 4567
With reference to the abovementioned information request for the development
application (ref: MCU21/0214 & OPW21/0356), we have prepared an update to the
engineering aspects of the submission to address the issues raised in the Request for
Information as follows:
15. Provide a more detailed longitudinal section of the access driveway. The plan
must be prepared by an RPEQ and extend from the centreline of the road formation to
the garage floor level. The plan must include but not be limited to:
a. Levels and grades;
b. The vehicle clearance for a B99 vehicle as described in AS/NZS2890.1:2004;
c. Sufficient detail to demonstrate that vehicles will not bottom out or scrape
on the road formation or driveway when entering and exiting the site.
The grades of the longitudinal section have been updated and vertical clearance
envelopes for a B99 vehicle as described in AS/NZS2890.1:2004 have been generated
using AutoTurn software for both access and egress movements of the driveway to
demonstrate that vehicles will not bottom out or scrape on the proposed alignment. The
vertical alignment profile is now provided on plan C40 – Swept Path Analysis.
16. Provide amended plans that indicate the existing services in the frontage adjacent
to the driveway and the vegetation in the road reserve in front of the adjacent property
that may be impacted by the proposed works.
17. Provide detail on how the impacted existing services and vegetation will be
protected during the construction of the driveway.
The plans have been amended based on the revised vertical alignment and adjusted
batter slopes in proximity to the services to achieve a minimum clearance of 200mm from
the services identified in the survey. This area if proposed to be protected by erecting an
orange and yellow bunting mesh barrier fence to ensure a works exclusion zone is evident
to protect these services. The earthworks are also approximately 1.5m clear of existing
vegetation within the road reserve so works are not expected to impact the existing trees.

Additional details have been provided demonstrating the zone of stability for the
telecommunications pole which will not be disturbed, and notes indicating no powered
excavation near the services have been added to the plan to ensure they are protected
during construction.
18. Provide amended plans for the vehicle paths (B99 vehicle as described in
AS/NZS2890.1:2004) that:
a. Indicate that vehicle paths (including overhangs) do not conflict with the
proposed basement walls (specifically spaces 1, 3, 5, 6 and 7);
b. Indicate separate plans for the entry and exit paths for vehicles accessing
spaces 5 and 7;
c. Indicate the width of car space 6 noting that the space is bounded on one
side by a wall and requires widening in accordance with AS/NZS2890.1:2004.
The vehicle swept paths for the parking areas have been updated to ensure that the B99
vehicle paths to not conflict with proposed basement walls nor the adjacent spaces in
response to the above raised points. It is noted that a 300mm clearance envelope is
shown around the vehicle body in accordance with AS/NZS2890.1:2004, which may
overlap adjacent spaces, however this does not represent a conflict of the shown path.
The spaces have been reconfigured to relocate the visitor space external to the parking
garage to ensure visitors are able to park without requiring access to operate the vehicle
turntable. Space 6 has been relocated as a result to ensure it has suitable widths in
accordance with AS/NZS2890.1:2004. A separate entry and exit movement path has been
provided for spaces 5 and 7.
19. Provide additional detail on how visitors to the site will be able to operate the
vehicle turntable if the particular resident they are visiting is not available.
The internal parking area has been reconfigured with the visitor space relocated in front
of the building to allow access and parking without requiring use of the turntable access.
20. Provide comment from the design engineer regarding the potential for damage to
the pits and if necessary and provide amended plans accordingly.
The stormwater drainage line has been designed in accordance with the
recommendations defined by the Queensland Urban Drainage Manual (QUDM),
specifically in relation to the acceptable pipe grade limits and flow velocities.
Section 7.11 of QUDM provides flow velocity limits to ensure scouring and erosion does
not occur under full and partially full conditions where a desirable maximum velocity of
4.0m/s under full flow conditions and 4.7m/s under partial flow are acceptable. The
maximum flow velocity of the proposed stormwater line is 3.6m/s under the peak 1%
storm event, therefore the flow velocities are below levels that would damage pit and
pipe infrastructure.

Similarly, Section 7.12 of QUDM provides maximum pipe and HGL grade limits for full
flowing pipes. A 300mm diameter pipe (the smallest diameter listed) has a maximum
grade of 20% to ensure flow is controlled to suitable limits. The maximum pipe grade
within the proposed design is 15.8%, while the maximum HGL grade line is 16.5% for the
1% AEP storm event. These are both below the recommended maximum grade, therefore
the design is considered to be appropriate for the site and within acceptable ranges to
limit damage to stormwater infrastructure.
Additionally, concrete bulk heads and trench stops have been added to the drainage
lines to protect the stormwater trenches from scour resulting in potential pipe movement.
We believe the revised design addresses the requirements of the RFI and should further
information be required please contact this office.
Yours faithfully,
