Assessment Manager Noosa Shire Council P.O. Box 141 Tewantin. Qld. 4565 e-mail [email protected] We wish to make a submission against granting approval for the following development. Application Number Application Type Category Description Status Details Applicant Name(s} Submitted Date Stage/Decision Officer Closing Date While acknowledging there is a need for more aged care in the Noosa area, we do not think the area proposed for this application is a suitable area. There are many more areas in the Noosa Shire suitable for such a development. ¢ Noosa plan The area is not consistent with the plan for the Shire Business Centre, which identifies the site for open space recreation uses. This would be a far more suitable use for the area. e Location The site fronts very busy sections of two heavily used roads, with the entrance being off of a roundabout. There would be roadworks necessary to provide access to the site, anda continuous traffic flow to contend with, traffic hold-up in busy times. All of this is hardly conducive to a comfortable lifestyle for an aged community, and could eventually lead to an underpass or overhead access to be made available to reach the other side of the road. The proposed location of this development could end up being an extra burden on Noosa Ratepayers.

Special attention would need to be made to drainage and waste overruns as the area is adjacent to Eenie Creek and we need to protect our waterways. Eenie Creek has been known to flood in very heavy rain and this could be a problem Lo the development. Special aspects to consider At all times we must remember that Noosa is a very special place with world-wide recognition of this fact by the granting to the area of a UNESCO Biosphere Listing. The area is adjacent to a National Park and has some Koala Habitat. The increased traffic and other consequences of occupation on the National Park side of the road would undoubtedly have an adverse effect. Australia is having a problem with maintaining its Koala population. This should be considered when relevant anywhere for any application. This is especially a matter for serious consideration within a listed Biosphere. A previous application for an Aged Care facility in this location was not approved. We are not aware of any significant change in circumstances to suggest that this decision should be reconsidered. Submitters — Frank and Jo O.M. Ball 16/39 Lake Weyba Drive Noosaville.
