     BODY CORPORATE FOR AQUA-MARINE CIS 16112 (115-117 GYMPIE TERRACE, NOOSAVILLE
     SUBMISSION RE: DEVELOPMENT APPLICATION NUMBER MCU16/0138.03 & OPW16/0257.03

     We act on behalf of the AQUA-MARINE CTS 16112 Body Corporate.

     The Body Corporate would like to lodge the following submissions with respect to the development application
     proposal from 1/113 & 113 Gympie Terrace, Noosaville to change use to short-term letting on the following basis:

     Concerns with mixing short-term letting with long-term letting in a multi dwelling property;
     The complex being a registered Standard Regulation Module as opposed to an Accommodation Regulation
     Module, and therefore, Short-Term Letting would generally be applicable to accommodation resorts, rather than
     standard scheme consisting of long-term tenancies;
     The property being within a precinct of medium density housing, and the potential noise from a proposed 3-
     bedroom home in such an area will create noise issues and thus disturbing the peaceful living of long-term
     residents;
     Limited parking on the property and on the street;
     Concerns with By-Laws incessantly being breached without any action to be taken against the occupant/s on the
     basis that their names are not recorded on the roll and that they usually stay for a few days at any given time so it
     makes it impossible to enforce the By-Laws.

     Based on the above, the Body Corporate strongly objects to the Development Application. Lot Owners are aware
     of their rights and responsibilities when acquiring a property, and that Lot Owners who choose to lease out their
     properties via short-term letting should consider purchasing a lot in an accommodation / Resort style living
     precinct.
