Figure 17: Visualisation of the pre-2017 and proposed boatshed from Noosaville Caravan Park
Broadly, the Overall Outcomes (11.7.2) sought for the Noosaville Locality require that new works;
(a) are located, designed and managed to
(i) be compatible other uses and works, and
(iii) avoid significant adverse impacts on the amenity enjoyed by users of other premises or surrounding
area, including acoustic and visual qualities.’
This overall outcome is reinforced by Specific Outcome SO10 ‘Site cover, gross floor area and plot ratio’ which
requires that buildings result in:
(b) building scale that is compatible with surrounding development, and
(c) which does not present an appearance of bulk to adjacent properties, roads or other areas in the vicinity of
the site;
(d) maximises the retention of existing vegetation and allows for soft landscaping between buildings.
The proposed modified boatshed represents a continuation of an existing and approved use within a marine and
recreation precinct. Given the long history of the site as a fisheries base, the community can reasonably expect that
this use would continue to operate, and that further development would seek to upgrade previous boatsheds as
technology advances.
While the proposal is larger than the pre-2017 boatshed, the proposed modifications assist in reducing the
appearance of height, bulk and glare, in accordance with SO9 by:
