Natural Hazards Overlays Code: Flood Hazard Areas
The site is located on the Noosa River and is subject to Council flood overlay mapping, and tidal surge. The site is in
the flood hazard area (1% AEP to year 2100) under the planning scheme’s Natural Hazard: Landslide and Flooding
Hazard Overlay. The site is also mapped under the State Planning Policy interactive mapping system as subject to
medium and high storm tide hazard and the erosion prone area.

The site is protected by a sea wall at the boundary of the site adjacent to the tidal waterway. The site is not fronting
beach area and is protected from erosion due to historical works at the boundary interface.
Due to the nature of the boatshed use, which is dependent on its location adjacent to tidal water, it is not possible to
avoid the natural hazard area. However, the boat shed is not a habitable structure and therefore, risks to persons is
low.

The finished floor level of the shed is approximately 100mm – 150mm higher than the former boat shed and therefore
achieves a higher level of protection, comparatively. The difference in footprint area of the former boat shed compared
to the new shed is approximately 47m2, creating a negligible impact on overall flood storage. There is no
intensification of the QFBP operation and the project does not involve an increase in the exposure to the natural
hazard. Risk of potential property damage from flooding will be managed by:

    Moving transportable vessels and vehicles off the site before high risk storm and tidal events;
 Storage of materials and loose items off the ground.
An assessment against the outcomes of the Flood Hazard overlay code is included at Appendix I.
