QBFP Noosa Boatshed Planning Report
1.0 Introduction The following report is prepared by Ethos Urban for Department of Housing and Public Works (Qbuild) on behalf of Queensland Boating and Fisheries Patrol (QBFP) (‘the Applicant’) in support of a development application made to Noosa Shire Council. The application seeks approval for Development Permits for a Material Change of Use for Service & Utility Type 1 (Boat Shed for State Government) and Operational Works application for vegetation removal assessable against the planning scheme at 2 & 4 Russell St, Noosaville (Lot 157 SP143417 and part of Lot 131 SP143417). The material change of use component of the development application is assessing the change in the intensity of the superseded boatshed as it stood on 30 May 2017 and the proposed boatshed design sought for approval that incorporates modifications to the current boatshed established on-site. This report sets out the details of the proposal, the background to the application and identifies and assesses relevant town planning issues arising from the proposed development against the applicable benchmarks under section 45(3) of the Planning Act 2016. The report is also accompanied architectural proposal plans, sections, elevations and perspectives (Appendix C) prepared by Noel Robinson Architect, and visual impact assessment (Appendix D) prepared by Cardno. All enquiries and correspondence in connection with this application should be directed to the Applicant as follows: Department of Housing and Public Works (Qbuild) on behalf of Queensland Boating and Fisheries Patrol (QBFP) c/- Ethos Urban PO Box 205 FORTITUDE VALLEY QLD 4006 Attention: Roisin Cosgrave Phone: (07) 3852 1822 Email: [email protected] Ethos Urban | 7181006 3
