The above car parking provision equates to an effective car parking provision of 63 car parking spaces which
is considered suitable based on the following justifications as also presented in the original traffic report:
• The proposed car parking provision is within 6% of Council's car parking provision requirement for
the development which is unlikely to create any adverse impacts on the amenity of parking
arrangements in the precinct;
• The proposed car parking provision exceeds the estimated peak parking demand of the development
by 3 car parking spaces;
• It is proposed that 2 Service Van parking will have shared allocation for visitor / customer parking
spaces with visitors / customers able to utilise the van bays during the evening period (i.e. after 5pm)
which effectively creates a total parking provision of 65 spaces during this period and satisfies
Council's car parking provision requirement.
• There is expected to be a level of parking usage associated with the linking of trips (i.e. persons
associated with a single parked vehicle accessing more than one of the on-site uses); and
• As detailed in Section 2 of the report, the proposed development is well serviced by Public Transport,
pedestrian and bicycle facilities which ensure the development adequately services non-private car
transportation modes.
In view of the above assessment, Halcrow consider the proposed car parking provision and layout
arrangements to be in accordance with Australian Standards requirements and are therefore considered
suitable from a traffic engineering perspective.
