Hi Simon,

With Denis’s transfer to Council’s property section I have engaged a local town planning consultant very familiar with the Noosa Plan and the locality to assist and progress the assessment of this application.  This consultant seeks some further clarification of some aspects of the proposed RSL development before finalising the assessment.  This includes the following:

The subject land comprises Lot 3 and Lot 10, which collectively provide an area of about 6,685m². The land contains all buildings, including the existing RSL, Post Office, CWA and another commercial building.

While the application has been made over all of the land, the development is clearly concentrated on the southern portion and is therefore disproportionate compared to the remaining development on the land. This gives the development a bulky appearance, which will potentially adversely impact upon the streetscape. This is caused primarily because of the reduced building setbacks to Pelican Street and Doonella Street.

In order to consider these issues properly, further information is required including marked up plans, that show the following:

·         the overall site cover of the development for all buildings, existing and proposed, including the basement carpark on the subject land and for the land where the development is located;

·         the overall GFA and plot ratio for the development for all buildings, existing and proposed on the subject land and for the land where the development is located; and

·         the overall amount of landscaped open space to be provided on the subject land and for the land where the development is located.

This will enable a comparison to be made of the above.

I have discussed the consultants requirements and agree that it is important that Council receive this further clarification before making a decision.  Also please note as officers have previously advised you the development is considered a significant development for Noosa.  Therefore the matter will need to be reported to a future Council meeting for a decision and not decided by delegation.

Martin,

In Kerri’s absence, could you please provide, or have a planner provide me with an update as to the status of this application?
We are surely reaching the end of the decision making period. I would like to ensure the proposal is determined by delegated authority and no further delays occur.
QUU have provided a decision notice for the diversion of stormwater within the road reserve and require a copy of the MCU decision notice prior to a prestart meeting being organised. We are looking to commence these works asap.

I represent Rubicon, who are undertaking the extension/upgrade of the Tewantin RSL club.
