Dear Sir/Madam,
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	OPW22/0206
Street Address:	6 Bowman Tce Sunshine Beach Qld 4567
Real Property Description:	Lot 735 RP 48111
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
Council has identified a design change between the proposed SCG Consulting Engineers’ (drawing No. 31025 – S2.5) design, Lindsay Consulting’s (DBW21/0155 approved drawing No. 21-1899-F1) design and Kings Lane Architects’ (DBW21/0155 approved drawing No. A002) design that has created concerns and requires additional information.
The information requested is set out below:
Issue – On-Street Carpark Accessibility and Potential Timber Ramp Damages
Council is concerned that the accessibility of the existing on-street carpark may be adversely affected by the location of the proposed timber driveway ramp. Due to this location and absence of separation between the carpark and driveway, vehicles entering the existing on-street carpark in a forward direction (‘nose in’) may cause damage to the proposed timber driveway ramp.
Information Required
Provide additional detail demonstrating that vehicles entering the existing on-street carpark will not create potential damage to the proposed timber driveway ramp. The additional detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland).

Issue – Existing Thoroughfare Conditions
Council is concerned that the existing conditions of the exposed aggregate crossover (that doubles as a public thoroughfare) will be adversely affected as a result of the proposed works. Council is concerned the proposed development will limit Council’s future opportunities to construct pedestrian footpaths along Bowman Terrace.
Information Required
Provide additional detail demonstrating that the proposed development retains (at a minimum) the predevelopment conditions of the public thoroughfare along the frontage of the subject site. The additional detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to:
a public thoroughfare footpath that is unobstructed and free from trip hazards;
matches the existing footpath width;
constructed from a slip-resistant material; and
demonstrate that the areas of verge either side of the footpath are safely transitioned to existing footpaths.
due date for response to information request
The due date for providing the requested information is 2 December 2022. Email your response to [email protected]. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
