Dear Applicant
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	OPW21/0212
Street Address:	31 Bottlebrush Ave Noosa Heads Qld 4567
Real Property Description:	Lot 136 RP 88934
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
The information requested is set out below:
Issue - Crossover
The submitted plans lack detail around the grades of the crossover and the grades of the batters from the crossover to the existing ground levels in the verge. It also appears as though the B-99 design vehicle template scrapes on the crossover after the footpath zone.

The submitted plans indicate lowering of existing services in the road reserve is required for the construction of the crossover (water and telecommunications).
Information Required
Please provide an amended plan that includes the longitudinal grades of the crossover/driveway long section and clarify whether the B99 template scrapes the crossover (at approx. 3.5m behind the kerb).
Please include the proposed grades of the batters for the verge reshaping around the crossover. Please note, all reshaping works must be contained in the verge directly in front of the subject property, must not create a trip hazard and should not exceed a 1 in 4 batter.
Please provide written approval or endorsement from the service authorities for the lowering of their respective services.
Issue – Stormwater Flows
The submitted plans show the internal stormwater system discharging to two points (dual downpipes at each location) in the frontage kerb and channel, however there is no indication of the anticipated flows for each location.
Information Required
Please provide an approximate discharge flow rate for each of the two outlet locations. Please note, Council is unlikely to support flows greater than 25L/s for any one location. If flows exceed this for an individual location, consideration may need to be given to an onsite detention or infiltration system to reduce the flows into the kerb and channel.
Issue - Landscaping
The submitted plans lack detail around the following landscaping components:
Quantities of individual plants in the Planting Schedule.
The planting schedule does not achieve the appropriate mix of native and endemic plants. Planting species must reflect the desired character and intent of the Noosa Planning Scheme Policy, SC6.3.1-PSP2 Landscaping.
The species Banksia serrata is not supported for street trees.
The submitted plans do not provide sufficient detail around the fencing.
On the submitted plans there appears to be a blank hardstand area to the right of the driveway as you drive into the property.
The density of screening plants to the side boundary is insufficient to achieve visual screening to the bulk of the proposed building from adjoining properties.
Information Required
Please provide an amended Landscape Plan indicating the plant quantities for individual plants listed in the Planting Schedule.
Please provide a revised Planting Schedule that achieves the approximate mix of native and endemic species in accordance with the Planning Scheme.
Please provide 2 x 45 litre Banksia integrifolia for the road reserve. All street trees must be NATSPEC approved and located a minimum of 3 metres from the driveway and a minimum of 600mm behind the back of the kerb. Garden edging must be provided to all street trees.
Please provide a revised plan that details the height and type of all fences around the proposed development including the frontage.
Please provide information that identifies the usage of the blank hardstand area on the right side of the driveway as you enter the property (inside the property boundary).
Provide an increase in density of screening plants to the side boundaries. The proposed planting of large shrubs must be of a sufficient density to provide a visual screening to the bulk of the proposed building from adjoining properties. Native screen plants must have a projected growth height of 4-5 metres.
due date for response to information request
