[)ear Sir / Madam
I wish to inform you of my OJECTION to application MCtJ l0/2083
for the following reasons
1 ZONING
The current Noosa plan for 37 Gibson Rd is zoned "Attached housing" and as
one side of the road is completely residential, a commercial site is not appropriate
there.
2 TRAFFIC.
Skipper Place is a No Through Road servicing 150 houses and will
not accommodate the volume of traffic suggested in the redevelopment.
As 37 Gibson Rd is on a roundabout there will also be major congestion on that corner.
3 NEED.
Need is the argument the developers are using, but all the proposed
businesses are already mirrored in the shops servicing the area in Thomas and Mary Sts
within a 5 minute walk.
The new businesses will only take staf'fand profit from established outlets in the area and
everyone will suffer financial hardship in these tough times.
As the area is fully built, there will be no increase in population in this area to warrant the
change. This site needs to be residential.
4 NOISE, LIGHTING ODOURS RU1313ISH
The volume of traffic proposed and mechanical equipment in use 24
hours a day will cause a constant invasion of noise and air pollution for this now quiet
residential area.
There will also be cooking odours, scattered rubbish and permanent bright lighting
disturbing adjacent neighbours.
5 TEMPERATURE INCREASE
There will be an increase in temperature from the carpark surface and also
by the high walls blocking the breeze to neighbouring residents.
Trees, by necessity, will also be cut down for access to the site and this will add to
temperature increase. We have an amazing variety of birds using this foliage.
For all these reasons I request that the Council reject the plans for the
commercial redevelopment of 37 Gibson Rd.
Yours sincerely
Judith Jessop
