Officer: Mark Lewis Direct Telephone: 07 53296290 Our Reference: OPW20/0152 Your Reference: 20200134 21 September 2020 Hpt 4 Services Pty Ltd Tte C/- Pacific BCQ PO Box 1901 NOOSAVILLE BC QLD 4566 [email protected] Dear Sir Information Request Planning Act 2016 I refer to your application and advise that Council requires further information to satisfactorily assess the proposal. application details Application No. OPW20/0152 Street Address: 167 Gympie Tce Noosaville Qld 4566 Real Property Description: Lot 1 RP 87781 Planning Scheme: Noosa Plan 2020 (31 July 2020) INFORMATION REQUIRED The information requested is set out below: Issue Council has concerns with the proposed grades of the driveway, especially within the site. The indicated finished floor level of the garage (RL 2.14) does not appear to be relative to the minimum floor height required for the habitable rooms of the dwelling (RL 2.7) as the design plans do not indicate any steps to transition between the floors. Information Required Provide confirmation of the proposed level of the garage floor relative to Australian Height Datum Provide a longitudinal section of the access driveway that extends from the kerb line to the garage floor. The section must include a “footpath” section as indicated on Council’s standard drawings (RS-049, RS-050) and demonstrate that vehicles can access the garaging with scraping or “bottoming out” on the driveway or the road formation Please note that Council will not support excessive filling of the road reserve to assist with any grade changes. Issue The proposed width of the access driveway within the road reserve (9.1m) is considered excessive and unnecessary. It is noted that the subject site is located in an area where on street parking is in high demand. It is also noted that while the current layback in the kerb is approximately 9m wide there is no formed driveway to the property existing. Information Required Provide an amended design that reduces the amount of hardstand in the road reserve to the amount necessary to access the garaging. It is suggested that a centrally located driveway that is in accordance with a “single house – type 4” as indicated on Council’s standard drawing RS-049 would suitable due date for response to information request The due date for providing the requested information is 21 December 2020.
