Response:

Additional tree survey was conducted in 2023 along the six (6) metre setback of
the site along Serenity Close. The architectural plans for the proposed change have
been amended to allow for an increased vegetation retention within the additional
setback along Serenity Close and Bankia Avenue (Refer to Richards and Spence
Architects, Drawing No. SD-A-01-01-G - SD-A-01-07-G, Rev. J, 5 July 2023). The
Sketch Plan - Earthworks Layout (ALTA Projects, Drawing No. A6769-23_SK19,
Rev. 2, 6 July 2023) indicate that the extent of the earthworks is largely limited to
the building footprint; enabling retention of existing trees along Serenity Close and
Banksia Avenue.

The Sketch Plan - Earthworks Layout also indicates excavation for the basement
and basement entrance is largely limited to the building footprint, with no
additional earthworks at the driveway entrance. The Arborist Report indicates that
the driveway will be constructed using a suspended slab design which avoids
impacts to trees located near the entrance (Refer to Table 6.4.2 of the Arborist
Report).

Consequential changes to the current VMP can be conditioned as part of a
development permit and submitted as part of a subsequent operational works
application to Council.
