5. Provide revised plans detailing the height of the proposed service lift compliant with the 15
    metre height limit.

Response
Refer attached amended proposal plans. These plans remove the proposed service lift to ensure
a more compliant height outcome is achieved. As demonstrated on the Height Plane Diagram,
the proposal now largely complies with the 15 metre height limit, with exception of some minor
intrusions of 200mm to 400mm to sections of roof canopies/eaves and lift cores. The proposed
height intrusions will comply with performance outcome PO9 of the Tourist Accommodation Zone
Code as the overfall building and structures remain low rise and present a building height
consistent with structures on adjoining and surrounding premises; the intrusions will not visually
dominate the street or surrounding areas; will preserve the amenity of surrounding premises
including privacy, views and access to sunlight; respect the scale of any nearby vegetation,
retaining a vegetated skyline; respond to the topography of the site; and maintain a maximum
building height of four storeys.

6. Provide a further section through the proposed service lift area.

The proposed service lift has been removed.

7. Provide revised elevations and roof plans that clearly detail R.L.s for the top of all buildings and
   plant on the site.

Refer attached amended proposal plans. These plans include elevations, sections and roof plans
that detail RL’s for the top of all buildings and plant on the site.

8. Provide a survey plan of the site prepared by a registered surveyor. The plan is to includes a
   survey of all frontages to the back of kerb of the opposite lots and include existing vegetation

Issue – Site Cover
PO11 of the Tourist Accommodation Zone Code details a maximum site cover of 40% for the site.
The calculations have excluded the covered outdoor dining areas of the villas.

9. Provide amended calculations that include the covered outdoor dining areas of the villas and
    demonstrate compliance with site cover.

Response
Refer attached amended proposal plans which remove the villas.       These plans include an
updated site cover plan which demonstrates that the amended design complies with the permitted
site cover of 40%.
