GENERAL COMMITTEE MEETING AGENDA 19 APRIL 2022
2. SITE DETAILS
2.1. Background
The site has been used historically for agricultural practices including sugar cane cropping with
these agricultural areas currently grassed.
In November 2021, the applicant’s consultants met with Council staff for a pre-lodgement meeting
(PLM21/0066). At this meeting a number of issues were raised including:
• Flooding - Whether there was sufficient area on site to accommodation dwelling and
associated infrastructure outside the flood prone area.
• Earthworks – Significant earthworks were proposed that had the potential to impact on the
existing drainage and flooding characteristics.
• Access – Mckinnon Drive is subject to flooding and referral required to SARA
• Tenure – Tenure of flood prone areas not suitable for development to be clarified
• Biodiversity, Waterways and Wetlands Overlay Code - detail required as to proposed
rehabilitation and compliance with the Overlay Code.
Staff advised that any future application would need to provide Engineering Plans, Stormwater
Management Plan, Bushfire Management Plan, Environmental and Rehabilitation Management
Plan.
The current application to subdivide the site was properly made on 13th December 2021 with an
information request issued 21st January 2022 requesting further information pertaining to the
management and revegetation of the site, stormwater, bushfire, flooding and site distances. A
response to the information request was provided to Council on 21st February 2022 and following
a review of the submitted information, a request for further advice was issued 14th March 2022.
Information relating to flood free house sites, a reduction in lots, design standards, fencing and an
emergency management plan was requested with updated reports and plans received 4th April
2022.
