GENERAL COMMITTEE MEETING AGENDA 19 APRIL 2022

Koala Habitat
The south-eastern corner of the site is mapped as a Koala Habitat Area (~0.4H) (not within a koala
priority area). The north-western strip is mapped as Locally Refined Koala Habitat Area. These
mapped Koala habitat areas are not proposed to be disturbed with rehabilitation to occur and
protection within a vegetation covenant area.

The applicant proposes boundary lines to traverse through the koala habitat and existing
vegetation adjacent to Mckinnon Drive and indicates that the vegetation covenant can be
conditioned to restrict clearing within these areas. This approach is not supported as it is
considered that the area would be able to be better managed in one ownership. A condition is
included to address this requirement which can be accommodated due to the changes required to
the plan relating to the flooding constraints of lot 1 and its amalgamation with proposed 2.
Bushfire Hazard Overlay Code
Councils Environment Officer has reviewed the Bushfire and Management Plan and advises:
The application includes a Bushfire Hazard Assessment and Management Plan which has been
developed and assessed based on ‘post development conditions’ and considers the bushfire
hazard impacts from the proposed rehabilitation works. The Bushfire Hazard Assessment and
Management Plan requires a minimum 20.1m minimum separation to ensure a BAL<29kW/m2
with the application proposing a 25m setback from building envelopes and vegetation/hazardous
vegetation. A number of other requirements have been included within the report including having
fencing and gates that all join to allow firefighting vehicles to traverse the boundaries unimpeded.
The boundaries of the site are predominantly mapped as Bushfire Hazard - Potential Impact
Buffer
