2.    SITE DETAILS
2.1. Background
A pre-lodgement meeting was held in 2018 with regard to the current proposed uses, but at a
greater plot ratio (0.95:1) than that currently proposed. It was indicated a plot ratio of 0.95:1
would be unlikely to be supported. There was general support for a 3 storey building, only if the
building were to present as 2 storeys to the street, with the third storey setback and not
prominent to the street. It was also identified that the building should reflect the Noosa design
style and be well articulated, using a variety of building materials.
2.2. Site Description
The site, subject to the proposal, is 2 lots that have a 105 metre frontage to the western side of
Hofmann Drive. The site is a grassed and vacant site with some vegetation at the front of the site
and along the rear boundary. A concrete access driveway connecting the site to Hoffman Drive
and sites to the south is located across the front of the site. The site is relatively flat with a fall of
less than one metre from the rear of the site to the front. The site has several easements located
across the front of the site for access and services.
