PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 8 OCTOBER 2019
The proposed building is well articulated, using a variety of building materials and varied roof
lines. The proposed uses provide a transition from industrial uses in the Noosa Industrial estate
to the Noosa Business centre and it is considered that the proposed development is compatible
with the Noosa Business Centre.
The height limit for the proposed use is a maximum of 10 metres, 2 storeys as per the existing
Noosa Plan. The proposed plot ratio under the draft Noosa Plan is 0.8:1 and the landscaping
requirements are 15% of the site area, which is consistent with the proposal. The proposed front
boundary setbacks comply with the draft Noosa Plan which is a minimum of 4 metres for the
ground and second storey and 8 metres for the third storey.
With regard to carparking, 1 space per 20m2 is applicable for an Office or Health care service.
There is no requirement for 3 spaces per practitioner for a Health care service, for which the
proposal relates. However the latter applies to a Hospital use.
No change to the assessment outcome would result under the draft Noosa Plan.
