MCU15/0111 - Submission (Petition - K Rolton) - Residents of Prospect Place
•
Palm Lake Development document
We, the Residents of Prospect Place, Cooroy and Trading Post Lane, Cooroy have major
concerns with the development and extensions of Palm Lake Resort, Cooroy. These
predominantly relate to the obvious increase in traffic this will bring to Pearsons Rd and
Trading Post Lane and the potential for disruption and increase of vehicles to the residents
of Prospect Place.
Our concerns are as follows -
1. Pearsons Road is the feeder road of approximately 100 existing dwellings. The Palm
Lake development has the potential to increase traffic volume by 300%.
2. Trading Post Lane will have an increased traffic flow of approximately 500 vehicles a
day. You can clearly see that this lane/road is a residential road not built for such
volumes.
3. We believe there will be insufficient space for staff and visitor parking on site and
that this will overflow into Prospect Place and Trading Post Lane, so impeding
resident's safe passage to their properties. This has the potential to compound
when the respite centre is built. It is worth noting that Prospect Place is a single lane
cui de sac with many small and school age children residing there.
4. The current shape/configuration of the entrance, and therefore exit, of Pearsons
Road onto Elm Street can be difficult because of this. There has been accidents in
there in the past. The volume of traffic already indicates that a turning lane is
required and this will only get worse if the entry to the Palm Lakes development is
off Trading Post Lane.
5. The main entrance to the Palm Lakes Development could be off Elm Street and or
Lamonts Road, with turning lanes off Elm Street and perhaps the extending of the 60
kph speed limit to start from Lamonts Road.
6. We note a development application has been submitted for a building already built
on Pearsons Road. We note that this building does not appear to be fastened to the
ground i.e. not cyclone proof. We are concerned that the Palm Lakes Resort group
maybe acting with an attitude of 'do now and seek permission later'?"
We, the Residents would ask that these items above be considered in great detail and either
our concerns alleviated or alternative access routes into the Palm Lake Development be
sought.
