To the Assessment Manager
Re: Submission in support of proposed Service Station and Tradies Cafe (MCU 14/0102) located at
139 Eumundi Noosa Road, Noosaville.
I am writing to express my support for the development application and all uses proposed at 139
Eumundi Noosa Rd, Noosaville.
The application and supporting information including the response to information request, provides
reasonable grounds and sound justification for all uses in the proposed development to be approved.
I'd like to comment in particular with regards to the proposed retail convenience shop and tradies
cafe within the Service Station. These two uses, although deemed inconsistent, are complimentary to
the other retail and industry business uses proposed, and will be a convenient and much needed
service for the surrounding businesses.
Currently, there are limited options for easily accessible convenient stores and food and drink outlets
within walking distance in this section of the industrial estate. The provision of a convenience shop
and tradies cafe will not only benefit the primary uses proposed in this development application, it
will also provide a much needed service for existing surrounding businesses and their staff and
customers. For example, there are several car servicing businesses within close proximity to the
proposed development that require customers to wait for a short period of time for the job to be
completed. A cafe and convenience store within a few minutes walk would be a great option for
customers to get a coffee/snack and read the paper while they wait. Additionally the tradles cafe
would provide a convenient alternative lunch location within short walking distance for workers in the
area, and would reduce the number of car trips they would otherwise take to go for lunch.
My partner works in Rene Street and as a tradesman is always looking for a quick and convenient place
to stop for lunch or morning coffee between jobs. He often complains about the iack of options
providing this service within the Noosaville industrial estate. He spends at least $50 p/week on lunches
and his co-workers the same. (This is significantly more than the very conservative figures suggested
in the Economic Matters Report). He rarely goes to Noosa Civic for lunch due to the inconvenience of
the time it takes to find a park and then walk some distance to the actual centre to access the food
outlets. This supports the study undertaken in the Economic Matters Report in response to the
Information Request where it was found that the overwhelming majority of customers in the Noosa
Civic centre food court area were women and elderly people, not tradesmen. This suggests that the
proposed development will not have a negative impact on the Noosa Civic Centre due to the difference
in customer market which will be more focused on meeting the needs of the industrial estate workers
and tradesmen of the north-east industrial estate segment.

These days the majority of service stations in the Noosa area and elsewhere have some form of
convenience store and are selling food and drinks. These ancillary services are now what you would
expect to be available and seem to be an essential component of the economic viability of a Service
Station. Considering the sma Ii percentage of GFA (9% of total GFA) proposed for the convenience shop
and cafe uses, it is reasonable to expect that these complimentary ancillary uses are permitted as part
of the overall mix of uses that will provide a much needed and easily accessible service.
To conclude, the above statements support the application to develop all proposed uses on the subject
site at 139 Eumundi Noosa Road, and in particular the retail convenience shop and tradies cafe. I
believe the proposed two minor inconsistent ancillary uses as part of a larger mix of consistent uses,
will not have any negative impacts on surrounding businesses and centres and will only add value and
provide much needed options to the range of services that currently exist in this proximity.
Sincerely
Kari Martin
