               3.      COMMENTARY
               Council determined that the proposal was exempt for the following reasons:
               1.      The area of the site where the proposed works are to be located does not contain significant
                       ecological values that require consideration.
               2.      The works are minor and do not warrant assessment through a development application.

               4.      CONCLUSION
               A development approval is not required for the following assessable development:
               •       Building Work Assessable against the Planning Scheme (Patio within Riparian Buffer
                       Area).
