Project related BMT calculated a dune slumping factor of 16m, whereas RHDHV computed a factor of 14m. The primary disparity stems from the depth at which the angle of repose is measured. BMT took the angle of repose depth as -1m, while RHDHV utilised a depth of 2.25m, resulting in a difference of 3.25m. 6.4 Comparison summary Comparison of the BMT (2018) and RHDHV erosion prone area assessment has identified that the primary differences are related to the beach profiles, dune heights, dune slumping component calculation, where the short-term erosion is measured from and storm tide levels adopted. The assessment undertaken by BMT (2018) was a broader scale assessment to determine the erosion prone area at a beach compartment level. In comparison, the assessment presented in this report is a site specific assessment. It is recommended that the erosion prone area assessment undertaken for this report is representative of the current erosion vulnerability for the subject properties and is consistent with the ‘Coastal Hazards Technical Guide’ (Department of Environment and Heritage Protection, 2013). The assessed erosion prone area width of 80m measured from the toe of the frontal dune (refer Figure 6-8) should be adopted in relation to the current development application related to building works seaward of a coastal building line for 4-6 Arakoon Crescent, Sunshine beach. 11 April 2024 4-6 ARAKOON CRESCENT, SUNSHINE BEACH PA3660-RHD-XX-ZZ-RP-Z-0001 41
