2020.11.11 council pre lodge meeting notes
Noosa Council documents
5. ADVICE & INFORMATION
Glen Conforti, Development Planner - Comments
1. No planning application is required if the proposal is to construct unit 3 in accordance
with the approval 51997.2304 (TC 11896).
2. Should the layout and/or built form change then a minor change to the development
approval is required to be submitted to Council.
3. The approved site cover for the development is consistent with the site cover provisions
in current Noosa Plan 2020.
4. Any change to the approved layout/built form should not exceed the approved site cover
for the unit (140.36m²).
5. The approved plot ratio under the superseded planning scheme in force at the time of
the original approval exceeds that permitted under the current Noosa Plan 2020.
6. Although the approved plot ratio exceeds the current planning scheme, any change to
the approved layout/built form should not exceed the plot ratio requirements originally
approved for the unit as shown on the approved plans.
7. The design and external finishes should complement the built form that exists on site
and the Tewantin character.
8. A 6m building setback to the front boundary should be maintained.
9. Setbacks to the internal boundary (unit 2) should be mindful of the impact on the
neighbouring property in terms of building bulk, shading, and overlooking (privacy) and
when comparing to that approved.
10. An operational works application for landscaping is required by the current approval.
The landscaping plan should include a minimum of 1m of garden along the front
boundary near the court yard as discussed in the meeting. Planting should be in
accordance with Planning Scheme Policy PSP 2 Landscaping.
Definitions of Site Cover and Gross Floor Area (GFA) can be found in Schedule 1 Table
SC1.2.2.
Mark Lewis, Engineering Co-Ordinator - Comments
11. Services and stormwater. It is expected that service connection points currently exist for
the proposed lot. In regard to stormwater any change to the development will need to
ensure that the downstream drainage system has the capacity to cater for the runoff. It
is expected that stormwater will be included in the operational works for the
development.
12. Access and carparking. The discussions included the possibility of constructing a double
garage instead of a single garage. Any application would need to include sufficient
information to demonstrate that the garaging was accessible and that vehicles could
manoeuvre on site and exit from the site in a forward gear. It was also discussed that
the required aisle width was dependant on the door opening widths and in accordance
with AS/NZS2890.1:2004.
6. INFRASTRUCTURE CHARGES
A request for written advice for an Infrastructure Charges Contribution Estimate relevant to
your proposal may be obtained for a fee.
After discussion with Councils infrastructure charges Officer, no charges are applicable.
This document is a record of prelodgement discussions and will not be made available for public viewing. Prelodgement
discussions are conducted to explore development options and requirements, identify issues and provide guidance to prospective
applicants about Council’s policies for development. The recorded discussion items and outcomes in no way imply or commit to
an approval of the proposal on the part of Council or Council officers, nor guarantee that all potential issues associated with a
development proposal have been raised / identified. When a formal development application is lodged, the proposal will be
assessed on its planning merits in accordance with Council’s policy framework existing at the time of the assessment.
