During the site walk-over, topographic features were noted, and ground slopes were recorded using a
hand-held clinometer.
On a wider scale, as mentioned above, the allotment generally consisted of a number of northerly
dipping spurs, with well defined drainage lines between. Drainage lines to the centre, east and west had
been dammed, with the dam reservoirs holding water at the time of our assessment. It is noted that
Black Mountain Range Road follows the crest of a ridgeline, which wraps around the west and south of
the site, and forms a regional drainage divide. Therefore, the potential catchment for surface water is
limited to internal surfaces only within each lot. No signs of significant ongoing soil erosion were
observed in the proposed development areas during our walk-over.
Detailed assessment was carried out in the vicinity of the building areas nominated in the project brief,
which were generally closer to the southern/south-western frontages to Black Mountain Range Road. It is
expected that the lower parts of the site to the north, including established dams, would largely be
maintained and would not be affected as a result of the subdivisional works.
Specific comments relating to each proposed lot, are provided below.
5.1.1 Proposed Lot 1
Proposed Lot 1 was located to the western side of the development area, and was dominated by a
rounded spur, which dipped down to the north/north-east. The crestline could be traced through the
western part of proposed Lot 1 from south to north through the entirety of the proposed lot. The crest of
the spur was relatively wide and gently rounded, with inclinations ranging from about 6° to 10°. The
rounded crest was estimated to be at least 30 m wide in the proposed building area. The upper flanks
sloped at about 14° to 16°, developing to 18° to 20° midslope; and up to 29° in a short steep reach closer
to the invert of the drainage lines downslope.
