Operational Works Cover Letter - 6 Mitti St Noosa Heads
Attached to the e-mail Operational Works Application - Vehicle Cross-Over - 6 Mitti St Noosa Heads.
2 March 2023 Noosa Shire Council Development Assessment Section Email: [email protected] RE: Operational Works Application for Vehicle Crossover 6 Mitti St, Noosa Heads QLD 4567 (Lot 4 RP67833) Dear Council, Please find attached in support of an Operational Works application for new crossover and driveway at the above address the following information: 1. DA Form 1; 2. Site plans of the proposed new vehicle crossover; and 3. Application fee of $565. The proposal is to construct a new crossover in a different location to the existing crossover, with the existing crossover to be demolished – as referenced in the attached plans. There is also a street tree that will need to be removed, as well as an alteration to existing on-street parking arrangements. We believe that the proposal complies with the relevant Performance Outcomes in the ‘Low Density Housing Code’, (PO8 and PO13) as follows: PO8 The design, management and maintenance of the access facilitates: 1. safe and convenient use for vehicles, pedestrians and cyclists; 2. vehicles negotiating without contacting the driveway or crossover surface; and 3. stormwater disposal without any negative impacts on the surrounding area. Comment: The loss of an existing on-street carparking space will be compensated for with a new space which is to be constructed in the location of the existing cross-over, resulting in no change to existing street carparking numbers. There is no pedestrian footpath in place that will be impacted upon. Stormwater will be disposed of via the street kerb, which will not have a negative impact on surrounding areas.

The driveway and crossover will be designed to be consistent in height with the existing height
of the road reserve.
The dimensions of the driveway will comply with Council’ standard drawings RS-049 and RS-
050.
PO13
The visual impact of driveways on the streetscape and surrounding area is minimised and
significant adverse impacts on the traffic network are avoided.
Comment:
The existing street tree is a relatively small (approx. 4 metres in height), non-native species
(Jacaranda) and is proposed to be replaced with a new street tree planting (refer to attached
site plan).
Please feel free to contact our office if you require any further information in relation to this request.
Kind Regards
