2.0 INTRODUCTION

This Development Assessment Report has been prepared to support a Development Application
for Material Change of Use for a Multiple dwelling on behalf of Sunrise Equities Pty Ltd.

The subject site is situated at 4 Ventura Street, Sunrise Beach and is described as Lot 83 on
RP132135.

Under the Noosa Plan 2020 the site is included within Coastal Communities Local Plan Area and
the Medium Density Residential Zone. The proposal is subject to code assessment.

The purpose of this report is to describe the characteristics of the site and surrounding land uses,
detail the proposed development and provide an assessment against the applicable planning
provisions.

This report should be read in conjunction with the accompanying covering letter, Development
Application forms, Proposal Plans, Traffic Engineering Advice & Swept Path Plans, and
Stormwater Management Report.
