PEKOL TRAFFIC & TRANSPORT 1.0 INTRODUCTION 1d 1.2 1.3 Background In March 2014, Pekol Traffic & Transport (PTT) was commissioned by Verve Building Design & Concepts to undertake a traffic impact assessment for a proposed mixed use development on a greenfield site at Myall Street, Cooroy. The location of the subject site is shown in Figure 1.1. Figure 1.1: SITE LOCALITY Conroy Golf Club Ashmond Villa Aim The aim of this assessment was to evaluate the proposed development in terms of its likely peak hour traffic generation, impact on the surrounding road network, site access operations, parking and service arrangement. Scope of Report This report begins by summarising the characteristics of the existing road network (Chapter 2), followed by a description of the scope and scale of the proposed development, including a consideration of its likely traffic operating characteristics (Chapter 3). The latter are then overlayed on top of future year peak hour traffic operations on the adjacent road network to identify potential future traffic impacts (Chapter 4). The report concludes with a summary of key findings (Chapter 5). P:\2012-13\13-082 MYALL STREET, COOROY\REPORTS\MYALL STREET, COOROY TIA.DOCX 1
