MCU200119 Notice of Submission
Attached to the e-mail Submission - Paul Martin - MCU200119.msg.
Notice of submission MCU20/0119 attached living and the residential character and amenity of the surrounding area and locality. [Agreed, ongoing short term accommodation is at odds with this purpose] j) Development maintains a high level of residential amenity having regard to traffic, noise, dust, odour, lighting and other locally specific impacts. [Ongoing Short term accommodation is at odds with this purpose] k) Development provides for an efficient pattern of land use and infrastructure that creates walkable and legible residential neighbourhoods that integrate with active transport networks and are well connected to activity centres, employment nodes, open space and recreational areas, community facilities and educational opportunities. l) Development is supported by appropriate infrastructure and essential services and does not adversely impact on the continued operation, viability and maintenance of existing infrastructure or compromise future provision of planned infrastructure. [Ongoing short-term accommodation potentially, threatens the capacity of local infrastructure] m) Development responds to land constraints including topography, bushfire and flood. n) Natural features such as creeks, gullies, waterways, wetlands, vegetation and bushland are retained and protected from the impacts of development. Any unavoidable impacts are minimised through location, design, operation and management requirements. o) Native vegetation between buildings and in the public realm enhances the amenity and supports local wildlife. Conclusion: The proposed short-term accommodation seeking approval from Application MCU20/0119, is likely to bring unwanted disruption to the medium density residential areas of Nannygai Street and surrounds, parking problems and personal safety issues. This submission and the following Attachments are made to urge Noosa Council to fully consider the impact of short-term accommodation on the amenity of Nannygai Street and surrounds. In particular: a) the impact on current permanent residents. b) the personal safety of residents, walkers, cyclists, mobility scooter users and other users of the Nannygai Street; c) the impact on local infrastructure and d) the danger in approving MCU20/0119 leading to ongoing applications which also seek to turn homes in medium density residential zones into businesses, not dwellings.
