5.0 Planning assessment
5.1 Lot size
The proposal seeks residual standard format lots in 2 stages, Stage 1 being Lot 900 (7,144m²) and
common property and covenant. Stage 2 being the subdivision of lot 900 into lot 901 (2,572m²) and
CP. The reconfiguring a Lot Code seeks a minimum lot size of 1,000m2 with a minimum of a 20m
frontage.
The proposal complies with the minimum lot size, however lot 901 is proposed with a 19.28m
frontage. A material change of use and downstream operational works approvals have been gained
for the proposed development. Although the 0.72m deficiency in frontage width, the proposed lot
901 is stage 3 of the MCU approval with all access and vehicle turning paths demonstrated to comply
with the relevant Australian Standards and Planning Scheme Codes, and therefore the frontage
width is suitable for the intended use.
