                 Condition 22 - Flooding
                 In conjunction with the development application for Operational Works, submit and have endorsed by Council’s
                 Delegate an updated Stormwater Management Plan which is generally based on the ‘Flood and Stormwater
                 Management Plan – 33 Pavilion Street Pomona’, prepared by Colliers, dated November 2023, but is updated to
                 reflect the final development layout and building envelope and fill platform for Lot 8. The proposed filling for Lot 8
                 is to be reflected in the updated flood impact assessment and is to demonstrate no offsite flood impacts for all
                 events up to the 1%AEP (2100) event. The operational works plans are to demonstrate that the proposed
                 earthworks associated with the development will not result in any reduction in flood storage for all events up to
                 the 1%AEP (2100) event.

                 Response:

                     1.   This report documents the assessment of the updated development layout.

                 Condition 23 - Flooding
                 All lots, apart from proposed Lot 8, are to be provided with surface levels which are a minimum of 300mm above
                 the 1%AEP (2100) regional flood level. Proposed Lot 8 is to be provided with a building envelope of at least
                 1000m2 with surface levels which are a minimum of 300mm above the 1%AEP (2100) regional flood level.

                 Response:

                     1.   Lots have been designed a minimum of 300mm above the 1%AEP (2100) regional flood level.
                     2.   To achieve the Lot 8 minimum building envelope size of 1000m2 a minimum 300mm above the
                          1%AEP (2100), minor changes to the fill footprint is proposed. To ensure this does not impact on
                          the 1% AEP (2100) regional flood levels the revised design was tested in the hydraulic flood model.
                          The model results show that the change to the fill footprint produces minimal difference to the 1%
                          AEP (2100) flood levels. The updated model results are presented in this report.
