Sumbission RE 47 Goodchap Street Tewantin

Submission to Noosa Council re 47 Goodchap Street:

lreside at 45 Goodchap Street and have done for over twenty years. |. am very concerned about
the proposed development on the adjacent residential land for the following reasons:

1. This is a residential area - the proposed development is on a property which since | have

lived here has been occupied as a private residence. Whilst the Noosa Hospital is on this

street, there is a buffer of parkland and a walkway between the hospital and residential

properties. | am also concemed about the hours this centre will be open for and the impact
this will have.

Traffic - Goodchap Street is a high traffic area already, creating additional traffic and an
entrance to a commercial property will exacerbate traffic noise. There is an unbroken
median line in front of my property and all the way to the roundabout, which is an indicator
of Main Roads’ concem re possible accidents if vehicles are turning off from Goodchap

Street when travelling in a northerly direction. Parking at the hospital is already an issue;
how will having another medical facility on Goodchap Street alleviate this?

Trees — there are a number of large and well-established trees on the property, which

according to the plans are to be removed. How does this fit with Noosa Council’s Biosphere
policy?

Drainage — there is already a large run off from surrounding properties across my block, | am

very concemed of the impact on my property of the plan to have an undercover car park
and to set foundations three metres below the current ground level.

Fencing —| am concerned about the impact on the current fence and retaining walls of the
construction next door

Property Value — if permission is given for a ‘material change of use’ on this adjacent
property, this will impact on the value of my property.

For the reasons stated above, | strongly object to this application for a material change of use at 47
Goodchap Street.
