Dear Andrew,

KABI ROAD OUTDOOR EDUCATION APPLICATION

We refer to your request for urgent advice in relation to the Christian Youth Council application for an
outdoor education center on the previous golf course land. The advice you seek is in relation to the
application of bush fire hazard and you have provided a recent email chain between yourself and Nadine
Gorton setting out the matters to be addressed.

Since providing initial advice in relation to this application we note that it has been significantly reduced to
88 beds from 299 and you have provided to us Elevation Architecture drawings:

•       Proposed Whole Site Plan, A-D A-01.03 Revision 10;

•       Proposed Development Site Plan, A-D A-01.04 Revision 13;

•       Site Plan-Clamping Village, A-DA-CL-01.03 B;

•       Floor Plan-Clamping 1, A-D A-C L-03.02 C;

•       Floor Plan-Dining & Activity, A-T A-CL-03.03;

•       Floor Plan-Clamping 2, A-D A-CL-03.04 B;

•       Elevations-Dining & Activity, A-D A-CL-09.02 B;

•       Sections-Dining & Activity, A-DA-CL-10.01 B; and

•       Renders, A-DA-CL-22.01 B.

You have also instructed us with the Bushfire Hazard Assessment and Management Plan v 4, prepared by
North Coast Environmental Services dated 8 September 2024.
