PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 JULY 2022
Figure 17 –Extent of encroachment beyond coastal building line (within allowable 3 metre area)
The following image details the extent of encroachment beyond the coastal building line by other
dwellings on the seaward side of Seaview Terrace.
Figure 18 –Extent of encroachment beyond coastal building line (Seaview Terrace)
Storeys/Roof terrace
The proposed 29m2 roof to the rooftop terrace results in the dwelling being 3 storeys. Whilst 3
storeys the development will present as 2 storeys to the street and will not be obtrusive to the
adjoining properties as the development remains below the 8 metre height limit. A rooftop terrace
is understandable in this location, occupiers of the dwelling will seek to maximise the opportunities
for views and outdoor recreation area noting that a significant area to the rear of the site cannot be
developed.
The rooftop terrace does not add unreasonable bulk to the development as it is already noted that
it will appear as 2 storeys from the street. Furthermore, the rooftop terrace will not result in
overlooking of the adjoining premises.
