  Overlay                                                 Comment
                                                          The proposal is for modifications to an existing
                                                          landing. In accordance with the requirements of
                                                          the Biodiversity, Waterways and Wetlands Overlay
                                                          Code the proposed work will be undertaken with
                                                          the existing lease area which does not contain any
                                                          vegetation of ecological value. On this basis, the
                                                          proposal will have any adverse impacts on riparian
                                                          vegetation and is therefore considered to comply
                                                          with the relevant requirements of the Overlay
                                                          Code.




  Flood Hazard
                                                          The proposal is for modifications to an existing
                                                          landing and will be designed to move with the
                                                          changes in tides. This design approach together
                                                          with the closure of the business during flood
                                                          events will minimise the risk to people and
                                                          property during flood event and the proposal is
                                                          therefore considered to satisfy the relevant
                                                          requirements of the Flood Hazard Code and no
                                                          further assessment has been undertaken.




7.4 ZONE CODE


The site is included within the Recreation and Open Space Zone. The Purpose and Overall
Outcomes of the Recreation and Open Space Zone Code are discussed below.
