MCU10/2083 Development Application part 2 - Attachment 4 - Economic Impact and Need Assessment
3.2.1 Forecast population growth and household formation trends
The population projections are based on information gathered by Foresight
Partners on the available supply of land for residential development, as well as
medium series population forecasts by PIFU.
The trade area’s population is forecast to increase from an estimated 4,700
people at June 2010 to:
• 4,800 people by June 2013 (assumed first full year of trading);
• 4,870 people by June 2015; and
• 4,940 people by June 2017.
Forecast growth within the trade area is likely to be modest, reflecting the
area’s maturity. Over the seven year forecast period, the trade area will gain
about 240 new residents and around 150 additional households.
The majority of growth is projected to occur within the secondary trade area –
containing a large parcel on Eenie Creek Road destined for residential
development. In the primary trade area, projected growth will occur as part of
the proposed extension of Headlands Estate and infill development occurring
mainly around the canal.
