4 Centre Performance and Impact
This section sets out the likely performance and feasibility of the proposed
Noosaville convenience retail centre and discusses its implications with respect
to impacts upon the existing network of centres serving the Noosa area.

4.1 CENTRE PERFORMANCE PROSPECTS

The proposal’s future performance will depend, in part, upon its mix of retail
and other uses, available pool of retail spending and future growth potential.

4.1.1 Tenancy mix

The tenancy mix has been prepared to denote the centre’s role and function as
convenience retail centre. The applicant has to-date received expressions of
interest from Night Owl, Nando’s, Noodle Box, and Pizza Hut, and these are
incorporated as part of the tenancy mix. (Refer to Appendix B for letters of
           interest).
The mix of tenants is expected to include a range of convenience retailers that
would complement the existing choice of retailers within the area, particularly
those within the Noosaville Business Centre.
The subject development would be anchored by a convenience store (i.e. Night
Owl or 7-11). Its tenancy mix is proposed to comprise several take away food
retailers operating extended trading hours, thereby addressing the limited
choice of such facilities in the area.
Table 4.1 sets out an indicative tenancy mix for the proposed centre.
