Dominos and Red Rooster. Therefore, the subject proposal would expand the
range and choice of fast food outlets within the local community.
The Noosaville convenience retail centre is forecast to capture less than 5% of
retail spending from local trade area residents and visitors. It is forecast to
achieve a total turnover of $4.5 million at June 2013 and this amount represents
the level of impact it will have upon Noosa Shire’s retail network.
Estimates of the likely distribution or transfer of this $4.5 million in impacts
upon the network are shown in Table 4.4.
Virtually all of the potential impact or transfer of sales to the subject centre is
likely to be from other centres with food stores and other convenience retailers.

It is estimated that the largest transfer of sales ($1.6 million) would be from the
Noosaville Business Centre. While the subject proposal will serve a
complementary role to the Noosaville Business Centre, it is the closest retail
destination providing the trade area’s only major supermarket and a limited
range of fast food.
Approximately 25% of $1.1 million is expected to be drawn from the
Noosaville Visitor Mixed Use Zone, which provides the area’s largest
concentration of restaurants and cafes.
Around $0.9 million or 20% of the forecast turnover is expected to be
transferred from Noosa Civic which is Noosa’s single largest retail centre
providing for the higher order retail needs of residents.
The remaining $0.9 million in sales will be transferred from a large range of
centres both within and outside of the defined trade area. These include the
Aldi supermarket, Noosa Junction Business Centre (Noosa Fair and Noosa
Junction), Tewantin, Hastings Street, and smaller neighbourhood centres
(Noosa Outlook, Bushlands Shopping Centre, Noosa Wharf). As turnover
would be redirected over a large number of centres/areas, no single centre/area
is expected to experience more than minor levels of impacts. Therefore, the
levels of impact should not affect the vitality, viability or functional role of the
network of centres serving Noosa Shire.
