The Noosa Shire Council Intramaps Flood Hazard Overlays show that the proposed
development site may be subject to flooding or inundation, which will need to be
considered when defining the minimum floor and surface levels for the development. The
extent of the flooding as indicated by Intramaps is shown below in Figure 2.4 – Noosa Plan
2020 Flood Hazard Overlay.

A Noosa Council flood certificate will be required for the proposed site that will define the
2100 1% AEP storm event flood level and determine the required habitable floor levels for
the dwellings on the site including freeboard above the flood level. A freeboard to habitable
floor levels of typically 500mm above the 2100 1% AEP storm event is likely to be required.
The levels of carparks and habitable floor levels will need to be confirmed during detailed
design.

Acid sulphate soil testing is typically required in areas with surface levels less than 5.0m
Australian Height Datum (AHD) as stated in the State Planning Policy 2017. The
requirements for acid sulphate testing will be confirmed by a geotechnical engineer prior
to the detailed design stage of this proposed development.
