Introduction
This Construction Management Plan (CMP) has been developed to describe how the project
management team shall implement and conduct its allocated site management responsibilities
during the construction phase of the residential dwelling at 20 Park Crescent, Sunshine Beach. The
fundamental aim of this plan is to ensure all construction is properly facilitated, integrated, and
coordinated to deliver certainty to the objectives of the project.
This CMP is intended to outline general site specific construction risks, and should be used in
conjunction with the builders methodology and site specific requirements to manage safety and the
environment.
CMP Scope
This plan provides a holistic approach that:
advises how the project management team will comply with the requirements of the
construction for the site;
defines the project objectives and targets of particular relevance to the construction phase;
describes constraints specific to the construction phase and the project in general; and
describes the process for the identification and control of risks specific to the construction
phase;
Site Location & Description
Summary of site location, description, specific features:
Figure 1: Site Location
The site area is 588m2, with levels falling from the property frontage to the rear over approx. 11m.
There are residential properties on either side and vegetated coastline to the rear.
Proposed Works
The proposed works require the construction of a 3-storey residential house and a sloping site
outlooking Sunshine Beach. The preliminary Concept Drawings provided by Teeland Architects (Project
2001), outline that there is to be a below ground room and 2 floors above ground. Construction
materials appear to be industry standard and a mix between a concrete structure and timber finishing.

There is no major road or services upgrades external to the site, and the works appear to be contained
to normal residential building works. Demolition of the existing house and some vegetation will be
required prior to construction of the new house.
Precedence
Where ambiguity is detected between local and state government processes and requirements in
this CMP and the former will take precedence.
Interface with other project plans and processes
The construction management plan forms part of an integrated set of management plans and should
be read in conjunction with these other plans.
Construction Management
Approach
The major external constraints on the project are:
Access to site (only available from the street frontage);
Residnetial buildings on either side of the site;
Steep sloping site;
Undertaking works with minimal impact on neighbours;
Upon commencement, the project team's immediate tasks will be to:
Locate site specific facilities for all workers;
Undertake a survey of the site and complete a dilapidation report of surrounding properties
(if required) and assets;
Confirm the locations of existing services and obtain all necessary permits and licences and
approvals;
Arrange for the installation of temporary services – power, water and sewer to service the
site works and the amenities.
Approvals
Development approval is required for the works covering the excavation, basement and construction
works. We foresee that the development approval will contain conditions that certain reports will
need to be completed, submitted and approved before works can commence. Some of these reports
needing approval will most likely be:
Construction Management Plan
Erosion and Sediment Control
Geotechnical Slope Stability Assessment
Prior to commencing temporary modification of traffic arrangements, further approvals will be
required from Council including but not limited to:
Building Design Approval
Landscape Operational Works
All approvals will be required prior to construction commencing on the site.

Site security
The site will be secured using appropriate fences and/or hoardings. All visitors to the site will be
required to report to the site office, and will be appropriately inducted and registered in a site
attendance log book.
Public / Worker safety
All site staff and subcontractors will be required to complete a site-specific induction before
commencing work on site. The induction will cover aspects relating to safety and amenity, including
access, emergency evacuation procedures, location of first aid facilities, location of amenities, site
hours, material handling, noise and dust management and environmental management. Prior to
commencing works on site, all subcontractors will be required to submit a project specific work
health safety and environmental management plan.
Construction Methodology
Demolition and excavation
Demolition and bulk excavation works will be completed prior to building works commencing on the
site.
Traffic Management
TMP's will be submitted to Council for approval prior to implementation. The frontage of the site
currently contains no footpath. Pedestrian access has been and will continue to be, via the verge.
Pedestrian access will not be affected by the works, during or after the works are completed.
Erosion & Sediment Control (ESC)
Protection of existing drainage lines through the construction site will be maintained through
compliance with Preliminary Sediment & Erosion Control Plan and Details (attached separately Civil
Consulting drawings (attached separately). These drawings are preliminary only and will be finalised
with input from the civil contractor and with input from a CPESC.
Program
Upon appointment of the building contractor, a works schedule and program will be provided to
the supervising engineer/client.
Substructure Works
It is envisaged that substructure works will incorporate construction of pad footings for building
columns and footings for structural wall support. Ones the site is setup- building foundations will be
cast, in-ground services installed and concrete walls poured on site as per the Structural design
(when supplied).
In-ground Services
During substructure works in-ground services installation will take place across the site. These works
will be programmed and co-ordinated to provide safe and efficient access for all trades. In-ground
services include stormwater, sanitary drainage, water mains, electrical services.
Structure
The structure will need to be erected via mobile cranes and/or personnel working from elevated
working platforms. Concrete pumping will need to be provided by a boom and poured within stages.
The roofing sheeting will also need to be craned onto the roof and manually split and carried into

place. Roofing will require safety netting installed over roof purlins, inspected by competent person
and signed off prior to roof lift.
Facade
The facade will be erected as soon as practical to commence waterproofing floors so that finishes and
fit out can commence. The roof embellishments will commence when the structure is complete. These
works be completed to the facade to complete the water tightness of the building.
Landscaping
It is envisaged that landscaping works are to be undertaken as soon as practically possible to allow
for establishment down the batter and management of erosion and sedinemtn control.
